Section 8 Housing

Fairfield Property Management is a leader in the field of managing properties participating in the HUD Section 8 Program. Section 8 is a Federal Housing Program which provides rental assistance for low-income renters. The assistance comes in the form of rental subsidies, which limits the monthly rent payment of the renter.

Rural Development

We oversee housing for low-income families residing in rural areas. The Rural Development Multi-Family Housing Program through the US Department of Agriculture offers Rural Rental Housing Loans to provide affordable multi-family rental housing for very low to moderate-income families, the elderly, and persons with disabilities. In addition, deep subsidy rental assistance is available to eligible families.

Tax Credit

Fairfield Property Management has many years of experience managing Low Income Housing Tax Credit Properties. The Low Income Housing Tax Credit program was created as an incentive for the utilization of private equity in the development of affordable housing aimed at low-income Americans. The credits are also commonly called Section 42 credits in reference to the applicable section of the Internal Revenue Code. The tax credits provide a dollar-for-dollar reduction in a taxpayer’s federal income tax.
